Scope & Responsibility

We provide project management and owner's representative services. We coordinate with your general contractor, design team, and vendors to support project execution, but we are not the general contractor, permit applicant, or code compliance authority.

Final project costs and schedules are influenced by third parties (contractors, vendors, jurisdictions), site conditions, and jurisdictional approvals. We do not guarantee budget, schedule, permitting outcomes, approvals, or costs.

Your general contractor, architect, and design team hold the contracts and are responsible for permits, code compliance, construction means and methods, site safety, and subcontractor performance. We coordinate and support permit/inspection processes, but approval timelines depend on jurisdictions and the permit applicant.

FAQ

Frequently asked

Do you take small projects?

Yes—tenant fit-outs, renovations, and phased upgrades are common.

Can you work as Owner's Rep?

Yes. We operate as PM/Owner's Rep, coordinating with your GC, subs, and vendors. We provide schedule and budget visibility, but final costs and timelines are influenced by third parties and site conditions.

How do you price?

Fixed-fee or retainer + milestone-based, depending on scope/phase.

Do you handle permits?

We coordinate and support permit/inspection processes with your GC and local authorities. However, your GC or design team typically serves as the permit applicant, and approval timelines depend on jurisdictions and are not guaranteed.

Are you construction managers?

We operate as PM/Owner's Rep, not as the general contractor. We coordinate alongside your GC/architect but are not responsible for construction means/methods, site safety, code compliance, or subcontractor performance—those responsibilities sit with your GC and design team.
